Each 2 units share a single large water heater. Because of this, we pay for the **water** and **part of the electric** (for heating the water and the community lighting). Answer:Yes. There are no additional parking fees.

Answer:Yes, we do allow pets. Up to two pets allowed. No more than 50 lbs combined weight.

The fee for the first pet is $400 and $200 for a second pet. We do not charge a monthly pet rent.

The following breeds are restricted: Pit Bull, Staffordshire Terriers, Rottweilers, German Shepherds, Akitas and all other aggressive breeds.

Pet owners are responsible for cleaning up all poop that their pet produces on the property. Failure to pick up after your pet will result in a $50 fine per occurrence.

A pet agreement must be turned in to our office with any applicable fees BEFORE the pet(s) is brought on to the property.

We typically offer only annual (12 month) or longer leases. This is especially true for leases beginning in late July or early August. It will be very rare for us to still have availability by that time. We typically only have availability in (late/early) Dec/Jan, May/Jun, and Jul/Aug.
In the rare occasion that we have a unit that is still available after August 1st, we will offer a shorter term lease on it. Preferring at lease a May ending, but going off of the waitlist at that point. So if you’re looking to lease for just the fall, or the fall and spring, you can check our availability then and contact us if there is an opening.
The other exceptions would be for the occasional December/January or May/June ending leases which is usually from a tenant that lived there long-term and was extended as a special case. Also in the case where someone were evicted for any reason. This type of unit availability and lease is rare and would be decided on a case-by-case basis.
We do offer longer than a one year lease for those who would like to lock their rental rate in at the current pricing. Our rents have never gone down from one year to the next, so it could be a good investment.

If you are interested in a unit, we can schedule a time for you to view it. If you decide to move forward with leasing, we will need the first and last name, phone number, and email address for each tenant over 18 years old, along with the same information for any co-signers.
You will receive an email and text message with a link to complete the application. Once submitted, you will be able to pay the $35 application fee directly through the AppFolio online portal. As part of the application process, we conduct a credit check, background screening, rental history review, and employment verification. The application will be processed by property management, and you will be notified once screening is completed and approved.
After approval, the lease will be sent to you for electronic signature, and the security deposit will be due at that time. Your prorated first month’s rent and any applicable animal deposits may be paid anytime prior to your move-in date.

Applicants must demonstrate verifiable income of at least 3–4 times the monthly rent, along with a positive rental and credit history. If any of these requirements are not met, a qualified co-signer will be required. Applicants must also have no history of criminal, violent, disruptive, or nuisance behavior, and no record of bad checks or property damage.

We use a standard Texas Apartment Association (TAA) lease. Please see the TAA website for more information. They typically have a sample lease and a video that explains the parts of the lease. This is a good resource for prospective and current tenants.
